A symmetrical beachfront wedding & events estate at The Bay Bali, Nusa Dua — high-yield whole-estate buyouts, low-impact tented build, premium location already surrounded by demand.
The plan is deliberately symmetrical and calm: a pool and ceremony deck open to the sea at the centre, a restaurant pavilion on one side and a bar pavilion on the other, mirroring each other across the water. Ten shell tents for guests sit among the existing trees on either side, and a single hero tent stands at the centre-front for the couple. The whole estate is rented as a private buyout for a wedding or event, with one or two nights of accommodation included — so the celebration and the stay are one seamless thing.

The setting today — the beachfront at The Bay Bali, Nusa Dua. Mature trees kept, the sea a few steps away. The estate is designed to sit within this, not clear it. Photo: The Bay / Le Bleu, Block D — adjacent to the Block E site.
The concept render below shows the realised estate; the labelled schematic beneath it maps the same arrangement. Both are indicative — the trees shown are kept, with structures placed around them.

Concept render — ten shell tents framing the central couple's tent, the pool and ceremony deck open to the sea beyond. Indicative visualisation.
Centre stage, open to the sea — the vow line runs straight to the horizon.
Mirrored either side. Thatched, open-air, framing the water between them.
One distinct shell tent, centre-front, facing the ceremony.
Five each side, tucked between the existing trees for shade and privacy.
The canopy stays. Structures are placed around it, never over it.
No other event, no other guests. The beachfront, pool, pavilions and tents are yours for the booking.
One or two nights across the eleven shell tents — the couple in the hero tent, guests either side.
Vows on the deck at golden hour, dinner in the restaurant pavilion, drinks and dancing carrying to the bar.
Both pavilions run by the estate — one kitchen, one bar, one point of contact.
Brand launches, milestone parties, retreats and shoots — any event that wants a private beach for a day or two.
Low-impact tented build, trees retained, natural materials — the location does the decorating.
Block E is a ±3,573 m² beachfront plot inside The Bay Bali estate, on the most protected stretch of coast in Nusa Dua, beside the Le Bleu beach club (Block D). The ITDC enclave around it holds roughly 5,000 resort rooms — the wedding guests, the corporate groups and the destination-event market are already here. The land is mature with trees and open, which is exactly what a low-impact tented build wants.

The enclave: St Regis, Shangri-La, Grand Hyatt, Melia, Westin and Sofitel all ring The Bay — the wedding-guest and event market is already here.

Block E is largely clear ground under a canopy of mature trees — the easiest possible start for a low-impact tented build. No demolition, no fixed footprint to undo. The trees stay, the decks and tents drop in around them, and the estate opens far faster than any villa development on the same plot.

Block E as it stands — bare ground, mature trees, beachfront a short walk on. Indicative site photo at The Bay.
The investment case is the gap between cost and rate: shell tents and open pavilions cost a fraction of fixed villas to build and open faster, while a private-island-style buyout commands a premium that fixed room inventory can't. Two revenue lines per event, on a calendar that fills midweek as well as weekends.
A single whole-estate rate per event, with one or two nights' stay built in. Premium pricing for premium exclusivity. target rate TBC
F&B through the two pavilions on top of the buyout — the second revenue line on every event.
Weddings at the weekend, corporate and brand events midweek — the same estate, filled more nights. events/yr TBC
VIV is bringing the Block E site, the location and the concept. We're seeking a partner to build and operate the estate — capital and an operating structure, shaped as a lease, JV or revenue share. This page fixes the vision; the full proposal adds the build budget, the rate card and the projected returns, with the layout drawn on the actual Block E survey.
